Imagery is incredibly powerful, especially when clients struggle to visualise their space from two dimensional plans. At Home Tales, we offer additional services that would be beneficial for these particular clients including 2D floorplans, 3D floorplans, and 3D visualisations. Today, we will be covering how these different types of plans are utilised and why they are so popular in the architecture world.

2D Floorplans

This is a traditional two-dimensional floor plan, similar to if you were observing the space from a bird’s eye view. It can be drawn by hand or on the computer. These plans show internal and external changes including furniture positioning, while simultaneously cutting through doors and windows to show their exact placement. When undertaking any architectural changes to a building, 2D floorplans are the standard. They are an easy and effective way to communicate a design idea to others, such as a client, local planning authority, or builder. They are clear drawings that focus on layout, ensuring less distractions from the small details, as we believe it’s important to think about the big picture during the initial stages of the design process.

We typically offer multiple layout options that can be easily altered to the clients’ needs. We are happy to provide clients with unlimited amendments to these plans at no extra cost. In cases that clients don’t entirely understand a complicated 2D floorplan, there are other alternatives available…

3D Floorplans

This is an elevated version of the 2D floor plan which shows heights and includes the entirety of the openings. This is beneficial as it helps you, the client, to get a better idea of the volume of the space in relation to the rest of the floor. This is particularly useful towards the end of the decision-making process when clients are finding it difficult to decide between 2 layouts. There tends to be more detail in these compared to 2D plans as you can see the wall colours, window, and door types, and get a better idea of what to expect from the overall finish.

As this product is more detailed, it requires more time and effort than the typical drawings, therefore they cannot be amended as quickly. This is why we would recommend this towards the end of the design process. When applying for planning permission, drawings like these can make your proposal more convincing. 3D floorplans make the proposal more believable, allowing your local planning authority to easily visualise the space.

3D Renders

Lastly, 3D renders are some of the most outstanding and showstopping images out there. This is a three-dimensional image that is created from working atop an existing image. This artwork adds texture and minute details, resulting in a photorealistic image. Therefore, clients that really struggle with imagining the space would greatly benefit from this, especially for a more complicated design. The hard work of imagining the space is already done for them. It would be the wow-factor to any residential planning application, making a proposal incredibly convincing when submitting for planning permission.

You are able to see your home through any season or time of day from any angle, as the artist has complete control over every aspect of the drawing. With interior 3D renders, you can gain further clarity on what you need to buy in preparation for the build. If there any parts of the design that you really don’t like, but was never noted from the 2D floorplans, this is the stage where you can remove or include something before submitting for planning and starting the build. You can use your 3D images when working with an interior designer, or whenever you would like further changes to your property.

Every now and then we come across a client who is anxious and indecisive about their choices, which is understandable as it is a large home project. 3D renders encourage them to be more confident with their final design decisions. Anyone should be able to understand these images as they are incredibly detailed, from furniture, to lighting and views. Although this used to be an expensive option due to the level of detail included and the amount of software needed, it has become easily accessible due to the growing market for it. We know good, reliable 3D studios are hard to come by, so we offer this service to all our clients.
