How much does an extension cost?

We understand that cost is a major driving factor and it’s important to understand rough costs from an early stage to determine the feasibility of the project. We have drawn up a variety of extension projects below with provisional budget estimates for what you might expect the build to cost. Please note that these estimates are based on average measurements at this stage. The costs include building work to get the extension to a watertight shell with doors and windows supplied and fitted. The costs exclude VAT.

Ground floor extensions

Side Return Extension

Side return extensions can only be undertaken if the existing property has an outrigger and an empty ‘side return’ which connects to the rear garden. This extension extends into this space and brings the side return to meet the rear wall of the existing property.

Approximate build cost :

£60,000 - 70,000

Rear extension

Rear extensions can be added to existing outriggers or added if your property has a flat rear elevation. In most cases the existing internal rear wall is removed to create one open plan area between existing property and extension.

£55,000 - 65,000

Side & rear extension

This extension extends into the side return and to the rear, but it maintains a external disconnect between the two extensions. This is a great option if your local council do not allow wraparounds or if you want l-shape corner doors.

Wraparound extension

This extension is typically the largest available option and maximises the most internal floor space. The extension extends into the side return and full width to the rear of the property.

Loft conversions

Single dormer extension

Single dormer extensions lift up the rear pitch of the main building to give full head height in the loft. A typical loft conversion will have Velux windows inserted into the front elevation and a window or juliet balcony overlooking the rear of the property.

L-shape dormer extension

L-shape dormer extensions create two dormers, one which sits over the main building and another which sits over the existing outrigger. This option maximises the internal floor area of the property and often achieves two bedrooms or a large bedroom and a bathroom.

Side & rear dormer extension

If the existing property has three pitches on the roof (common on end-of-terraces and semi-detatched properties), you can extend to the side and rear of the property. This is more common when planning policy won’t allow for a full hip to gable extension.

Hip to gable extension

If the existing property has three pitches on the roof (common on end-of-terraces and semi-detatched properties), you can extend to the side and rear of the property. This option builds up the side wall to full height to square off the full width dormer at the rear.
