There is no doubt about it – home extensions are complicated. Each project has multiple moving components to juggle and a variety of trades that need to be involved at different stages throughout, so we’re not surprised if you have unanswered questions. We’ve created a list of our most frequently asked questions to help ease those initial queries.

I feel overwhelmed with information - where do I start?

We’re not surprised! This is a complex process, and it doesn’t help that every company you Google will offer a slightly different process or explanation on how to go about things. If you’re feeling unsure, start by reading through the Design Process. We have included all of the services you require (or might require) and explained what to expect from each one.

We have strict limits on how many clients we have at any one time, as we would never compromise our quality of work. Our designs are completely unique, and you get one dedicated designer who gets to know your individual requirements and preferences. We understand the importance of cost and budgets, so we use our knowledge to inform you about as much possible. Our service structure is flexible - so you can start with a small commitment and build your package as you go.

I don’t know what I want my design to be – is that okay?

Yes absolutely - we guide you through the Design Phase and work with you to create a scheme which is perfect for you. Lots of our clients have a very broad brief at the beginning which we help them refine and develop. It’s useful to understand what you want to achieve - for example ‘a more social setting for my family’ or ‘a fantastic space to entertain’, but it can be as broad, or as specific, as you want.

How long will the process take?

This question is tricky to answer, as it’s very dependent on you.

For the Design Phase, we would allow 12 to 16 weeks minimum. This is mainly because planning takes 8 weeks so the wait for permission is absorbed within this time-frame. For the Build Phase, a typical Ground Floor Extension or Loft Conversion will take around 16 weeks. If you opt for bespoke products (eg. an all-glass roof), it can take longer as the glass cannot be ordered until measurements are confirmed on-site.

Are there any unexpected costs that might arise during the process?

For the Design Phase & Pre Site Activities, it’s much easier to predict cost from the outset and we have detailed any potential services on our checklist. It’s well worth using this checklist when comparing quotes, as some companies will hide additional services and advertise misleading fixed fee packages.

For the Build, we aim to be realistic on costs from the very beginning, however it’s important to recognise that Builds can be unpredictable and occasionally, unexpected issues may arise. We welcome any questions during the process with regards to costs, and we help with budgeting as much as possible.

What happens if planning is rejected?

If you have taken our guidance on the scheme and planning is rejected, we will amend and resubmit for you free of charge.

How do I start the process with you?

If you haven’t yet received a quote from us, get in touch with our team and we would be delighted to book in a site visit at your convenience. We then issue a quote within 1 to 2 working days following the visit.

If you have received a quote, get in touch and simply confirm what services you wish to instruct us on. We will then send over a commencement invoice and talk you through next steps.

What do I receive within my quote?

Once we have had a discussion with you regarding scope of works (which is done at your site visit), we are able to offer a breakdown of the services you will require, might require, or might want to consider during the process. The quote will break down these services in the Design Phase, Pre Site Activities Phase and the Build Phase, with an associated cost for each. We offer pricing for the services that offer, as well as budget estimates for any specialist services you might need to instruct (eg. A Party Wall Surveyor).
